Mullae-dong Redevelopment to Reach Up to 42 Stories... Major Shift in Yeongdeungpo’s Quasi-Industrial Zones
FAR Increased from 250% to 400%
Project Profitability Secured for Gukhwa and Doosan We've Apartments
Yeongdeungpo-gu in Seoul is accelerating redevelopment in the Mullae-dong area, leveraging higher floor area ratios (FAR) now allowed in quasi-industrial zones.
With the recent revision of the Seoul City Urban Planning Ordinance, the maximum FAR for quasi-industrial areas has been raised from 250% to 400%, significantly improving the conditions for redevelopment in Yeongdeungpo. Yeongdeungpo-gu’s quasi-industrial zones account for 25.2% of the total quasi-industrial land in Seoul, making it the largest share in the city. Previously, redevelopment had been delayed due to regulations such as FAR and height limits as well as an overall cap system.
For example, the Mullae-dong Gukhwa Apartment complex will see its FAR increase from 249.48% to 399.72%, with plans changing from the current 354 units in a 29-story building to a maximum of 659 units in a 42-story building. The Doosan We've Apartment project will also proceed with an FAR of 399.95%, aiming for up to 648 units in a 35-story building.
Alongside reconstruction, expansion of basic infrastructure will also take place. The Mullae-dong 4-ga Urban Renewal Project is undergoing a change in its redevelopment plan following the establishment of its association in 2023. In the Mullae-dong 1~3-ga area, knowledge industry centers and office facilities will be introduced along Gyeongin-ro, while parks and roads will be created.
The district is also promoting the relocation of the Mullae-dong machinery and metal cluster. This area is currently home to more than 1,200 factories, but rising rents and gentrification have made it difficult to maintain the industrial ecosystem. The district has completed a feasibility study and is continuing discussions with the Small Business Association and government agencies.
