Jang-an District 'Dietre the Ocean' First Privately-Developed Commercial Facilities Hold Public Auction on the 27th
Competitive Pricing: Around 150 Million Won Per Unit and 10 Million Won Per Pyeong of Exclusive Area
Prime Location in Front of Jang-an District's Only Elementary School
Expected to Become a Commercial Hub Along the Commuting Routes of 1,885 Households
The commercial facilities within the 'Dietre the Ocean' complex in the Busan Jang-an District will be put up for public auction today (March 27, 2026). This offering is drawing significant attention as it marks the first privately-developed commercial facility within the Jang-an District. With a fixed demand expected from future residents and a prime location along school commuting routes, expectations are high for the formation of a community-centric commercial district.
The public auction will take place at the sales promotion center located in Unit 101 of Ijin Castleville in Yongsu-ri, Jeonggwan-eup, Gijang-gun, Busan. Applications will be accepted from 11:00 a.m. to 12:00 p.m., after which the highest bidder for each unit will be selected through an open bidding process. The bid deposit is 10 million won per unit, which will be applied toward the contract deposit for successful bidders.
Winning bidders will proceed with the contract process immediately after the auction. They must first pay 10% of the contract amount, followed by 20% interim payments in both June and September 2026, and finally pay the remaining 50% on the designated move-in date. Notably, a no-interest loan arrangement is planned for 40% of the interim payment, reducing the initial financial burden on buyers.
One of the key advantages of these commercial facilities is their competitive pricing—about 150 million won per unit and around 10 million won per pyeong of exclusive area. The relatively affordable supply price allows for more reasonable rent setting, which is expected to enhance competitiveness in attracting future tenants.
The commercial space is situated directly in front of the only elementary school in the Jang-an District, at the center of the commuting routes for 1,885 households. This location is expected to secure steady foot traffic from parents, students, and local residents, making it advantageous for businesses that cater to daily necessities and educational demand, such as convenience stores, cafes, stationery shops, and tutoring centers.
The area also benefits from solid underlying demand that supports business stability. Fixed demand from residents within the complex and nearby housing is expected, and the commercial district is likely to become firmly established as apartment move-ins begin. In particular, being the first privately-developed commercial facility within the Jang-an District gives it a strategic advantage in securing early market share.
All units are located on the first floor, offering excellent visibility and accessibility. Some corner units are exposed to two or more directions, providing an open and inviting atmosphere. This makes the space suitable for a diverse range of businesses, from restaurants, convenience stores, and cafes to educational services.

Additionally, as these are newly constructed commercial units, there is no premium charge for lease rights, and a new commercial district can be established alongside the move-in of residents. The symbolic value of being the first privately-developed commercial facility in the Jang-an District, combined with real demand from future occupants, is expected to drive the formation of a vibrant commercial area.
