Daebang Construction to Supply Dieter Complex at Prime Okjeongjungang Station Location on Line 7
In Okjeong New Town, located in Yangju, Gyeonggi Province, there are noticeable differences in actual transaction prices between complexes, and a pattern is emerging in which residential preferences are concentrated around certain branded apartments. According to the Ministry of Land, Infrastructure and Transport's actual transaction price disclosure system, the prices for 84-square-meter apartments in Okjeong New Town vary by complex.
'Dieter Prestige' and 'Dieter Eduforet,' both constructed by Daebang Construction in Yangju Okjeong New Town, are being traded at prices several tens of millions of won higher than neighboring complexes. As multiple complexes supplied by Daebang Construction are being established in Okjeong New Town, a Dieter branded town with a total of 8,088 units is planned to be formed.
Amidst these trends, a new complex with a prime location right next to Subway Line 7 in Okjeong New Town is about to be launched. The complex will be situated directly in front of Okjeongjungang Station (tentative name, scheduled for 2030), with sales scheduled to begin in April this year.
To the south of the complex, the central commercial district of Okjeong New Town is located right across the street, allowing residents to easily access commercial facilities and a large academy district. In this area, Okjeong's largest academy district has formed, with 89 academies and 813 stores densely clustered together. To the east of the complex lies Okjeong Lake Park, covering approximately 160,000 square meters. The park features Mugunghwa Hill, Kim Satgat Plaza, a community terrace, a music fountain, and a performance hall. The nearby Lake Library and Lake Sports Center are also considered popular lifestyle facilities among residents.
The complex will be built by Daebang Construction with five basement levels and up to 49 floors above ground, comprising 15 apartment buildings and 3 officetel buildings, for a total of 3,660 units. It will be one of the largest complexes not only in Okjeong New Town but also within Okjeong itself. Of these, 2,807 apartment units are scheduled for sale first in April.
The project also incorporates differentiated design features. The 84-square-meter type will feature a four-bay layout and a 5-meter wide living room, while the 128-square-meter type will have a four-bay layout and a 5.5-meter wide living room. The 84A and 128A types will include flexible walls between the second and third bedrooms, allowing residents to combine or separate spaces based on family needs or lifestyle patterns. The 84㎡B and 128㎡B types will have separate kitchen and living room layouts, providing both an independent cooking area and an open living space. Depending on the unit type, specialized storage spaces such as dressing rooms, pantries, and alpha rooms will also be available.
Community facilities within the complex will include a six-lane indoor swimming pool, a sauna, a fitness center, a golf practice range, and a kids' play zone. In particular, the fitness center is designed to overlook Okjeong Lake Park, providing a pleasant exercise environment. The community area will also include a media viewing space equipped with a large screen, further enhancing the quality of life for residents. As a large-scale complex, another notable feature is that residents will be able to use these diverse community facilities with relatively low maintenance fees.
The complex also offers excellent parking conditions. It will provide parking spaces for 1.7 vehicles per unit, ensuring a high standard parking environment within Okjeong New Town. In addition, four elevators will be installed in each building to enhance convenience for residents.
The exterior design will feature a curtain wall look as well as a nighttime landscape lighting plan. The complex will incorporate a variety of lighting systems, such as indirect lighting between main building cores, upward-facing parapet lighting, rooftop line lighting, and sidewall line lighting. These design elements will emphasize the three-dimensional appearance of the complex and, together with the tallest building design in Okjeong, are expected to create a distinctive skyline even at night.
