Rare Harrington Place Jinsa Commercial Units Within the Complex to Be Offered for Sale in December
Securing 992 Fixed Households Within the Complex
Plus a Catchment of Over 7,000 Households Within a 500-Meter Radius
Preference for Small-Scale Commercial Supply Grows
Low Vacancy Risk and Strong Investment Stability
In the Jin-sa-ri area of Gongdo-eup, Anseong-si, Gyeonggi Province, an ultra-low-density commercial complex with only 18 units will be offered for sale in the middle of this month within a residential development of 1,000 apartment units. The ‘Harrington Place Jinsa’ commercial complex, constructed by Hyosung Heavy Industries, is evaluated as a ‘rare commercial property’ due to its exceptionally low supply compared to demand, with a solid base of 992 fixed households and an additional catchment of approximately 7,000 households within a 500-meter radius.
According to the real estate industry, the smaller the supply of commercial units within a residential complex, the higher their scarcity and the lower the risk of vacancy. In recent major sales cases in the Seoul metropolitan area and major cities, small-scale commercial complexes with around 20 units have either sold out quickly or recorded high bidding competition. An industry insider commented, “When the supply of commercial units is limited compared to the fixed demand, the concentration of demand per store increases, which enhances investment stability. Rare commercial properties within residential complexes maintain solid demand regardless of market conditions.”
The Harrington Place Jinsa commercial complex consists of a total of 18 units: six units on the first floor of Block 1 and twelve units on the first and second floors of Block 2, making the supply of commercial units extremely low compared to the number of households. With 992 fixed households in the complex, each store can secure a stable customer base of about 50 households.
The location is also a major advantage. The commercial complex is adjacent to a neighborhood park of approximately 5,700 square meters and a park parking lot with about 63 spaces, making it a ‘park-side commercial property’ that can naturally attract park visitors. Park visitors can easily access the commercial complex, and it can also draw in consumers using the public parking lot. In addition, it is located along the Seodong-daero bypass road, which is scheduled to open in December 2026 and connects to Starfield Anseong, just five minutes away, further expanding floating demand.
The combination with educational demand is also notable. Right in front of the complex is Pyeongtaek University, and nearby are Yangjin Elementary School, Yangjin Middle School, and a large academy district, creating a structure that can attract a wide range of consumers, including university students, school-aged children, and parents. The commercial area is also advantageous for education-based businesses such as cafes, bakeries, academies, and convenience stores.
The commercial complex was designed from the planning stage with a focus on maximizing visibility and optimizing traffic flow. The storefronts are positioned for high visibility from both the main road and the park, and are directly connected to the main entrance of the complex, ensuring excellent accessibility for residents. External visitors can also conveniently use the commercial complex via open pathways that flow naturally from the park and road. A sales representative explained, “We have maximized exposure with a street-type design and ensured that the flow from the main entrance, park, and main road is seamlessly connected.”
To enhance operational stability, the tenant mix will be centered on essential consumer businesses for residents, such as convenience stores, cafes, pharmacies, food and beverage outlets, laundry services, lifestyle services, and education-related businesses. The absence of resale restrictions, allowing for free trading and resale, is also an advantage.
Based on exclusive area, the preset price is set at a very reasonable level compared to other recent developments: 23 million to 27 million won per 3.3 square meters for the first floor, and 12 million to 16 million won per 3.3 square meters for the second floor.
A sales representative stated, “The Harrington Place Jinsa commercial complex is a product that combines stability and profitability, with nearly 1,000 fixed households, an additional catchment of about 7,000 households, and only 18 rare units available. The locational advantages, including the park, parking lot, exposure to the main road, and accessibility to Starfield, are also driving steady investment inquiries.”
