'Siksa Prugio Parkcent' Gains Attention for Reasonable Pricing Amid Ongoing Rise in Pre-Sale Prices

According to the "Private Apartment Pre-Sale Price Trends" report released by the Housing and Urban Guarantee Corporation (HUG) in November, as of October this year, the pre-sale price of private apartments in the metropolitan area was 9,143,000 won per square meter, which translates to 30,224,929 won per 3.3 square meters. This represents a 4.89% increase compared to the previous month, and for the standard 84-square-meter unit, the price reaches approximately 1 billion won. The national average pre-sale price also exceeded 20 million won per 3.3 square meters for the first time, reaching 20,060,000 won.
As the upward trend in pre-sale prices continues, buyers are becoming increasingly sensitive to these prices. In addition, recent real estate measures, such as the October 15 policy, have significantly raised the stress DSR (Debt Service Ratio) Stage 3 interest rate from 1.5% to 3.0%.
A real estate expert stated, "Over the past few years, pre-sale prices have surged significantly, and with the added burden of stringent lending regulations, the pressure on homebuyers is mounting. As the perception that today's pre-sale price is the lowest spreads among buyers, there is a growing movement to secure homes as soon as possible, especially in complexes with excellent residential conditions."
In this context, complexes with differentiated locations and product competitiveness are attracting the attention of buyers.
