Recently, as the Busan real estate market shows signs of revitalization in the second half of the year, residential complexes applying the "I-Mom Busan Plan" have been drawing attention.
The "I-Mom Busan Plan" is a birth encouragement policy implemented by Busan City. It provides a special supply system for households with multiple children and newlywed couples, offering a 5% discount on the sale price. This policy is helping to address the low birth rate and reduce the burden of housing costs, receiving positive feedback from those looking to purchase a home.
In practice, residents of Busan, Ulsan, and Gyeongnam (the so-called Bu-Ul-Gyeong region) who are either households with two or more children under the age of 19, or newlyweds within seven years of marriage, can benefit from the I-Mom Busan Plan if they meet the required subscription period and deposit conditions for housing applications.
An industry official stated, "Through the I-Mom Busan Plan, the housing stability of households with multiple children and newlyweds is significantly enhanced, and buyers can purchase at a price lower than the standard sale price, making this one of the most preferred policies among consumers." The official added, "If you purchase a unit through the I-Mom Busan Plan, the price difference will be at least 5% greater compared to units not eligible for the plan, which is a considerable advantage when reselling in the future."
Amid this, there is growing interest in "Hillstate Gaya," a project that will apply the I-Mom Busan Plan.
This complex, to be launched by Hyundai Engineering & Construction in the second half of the year in the Gaya-dong area of Busanjin-gu, will consist of a total of 487 units across two blocks. All units are designed to be 84 square meters or less in exclusive area, which is highly preferred by buyers.
Hillstate Gaya boasts excellent transportation convenience thanks to a well-connected road and subway network. It is a prime location apartment within walking distance of Dongui University Station on Busan Metro Line 2. Residents can reach Seomyeon Station, an interchange for Lines 1 and 2, in five minutes, and Sasang Station, an interchange for the Busan-Gimhae Line and Line 2, in ten minutes, making public transportation highly accessible.
Additionally, for those traveling by car, access to Gayadaero, Sujeong Tunnel, and Baekyang Tunnel is convenient, enabling quick travel throughout Busan. In particular, Sujeong Tunnel provides easy access to the Bukhang area, which is emerging as the future industrial hub of Busan, offering excellent proximity between home and workplace.
Furthermore, the complex is located near the planned temporary office site of the Ministry of Oceans and Fisheries, which is scheduled to relocate in December, and is expected to benefit from this move. Nearby Bujeon Station is also set to see expanded transportation options, with the planned opening of the Bujeon-Masan double-track railway, the next-generation Busan Express Railway (BuTX), and KTX Gyeongbu Line (Busan Station to Seoul Station) stops, as part of its development into a multi-modal transfer center. This will further enhance transportation convenience.
The Hillstate Gaya model house will be located on World Cup-daero in Yeonje-gu, Busan.
Meanwhile, in the second half of this year, a large number of brand-name apartments that are highly favored by buyers are expected to be launched in the Busan market, likely heating up the market atmosphere once again.
To begin with, Hyundai Engineering & Construction will launch "Hillstate Gaya" in Busanjin-gu, followed by "Hillstate Sajik Asiad" in Sajik-dong, Dongnae-gu. This project will consist of a total of 1,068 units, with 302 units available for general sale.
Daewoo E&C will introduce four new complexes in succession. Currently, "Summit Limited Namcheon" and "Seomyeon Summit The New" are being sold in Namcheon-dong, Suyeong-gu. In addition, "Eco Delta City Prugio Trepark" and "Dongnae Prugio Eduforet" are scheduled for future sales.
