View original imageThe Complex Cultural Convergence District is a large-scale urban development project jointly funded by the city and the private sector through Uijeongbu Rhythm City Co., Ltd., with a total investment of 661.2 billion KRW. The entire area covers approximately 590,000 square meters. Since the project's approval in April 2018, infrastructure construction has been completed, and final completion was achieved in April this year.
The Complex Cultural Convergence District will feature a variety of facilities that combine commercial, tourism, and residential functions. As a core commercial facility, an Emart Traders with a total floor area of 16,000 square meters will be constructed, with groundbreaking scheduled for October and the opening targeted for the first half of 2027.
The tourism facility site will include a Digital Media Center (I-DMC). The I-DMC is an advanced studio complex based on virtual production technology, capable of producing immersive video content across various genres such as films, dramas, and music videos. Companies such as YG, Naver, and Nexon are participating in this project.
The residential facilities have already been completed, and occupancy is underway. Of the total 1,303 units, 536 units were fully occupied as of September last year, and rental occupancy for the remaining 767 units began in January this year.
The land to be supplied this time includes sites for detached houses, neighborhood living facilities, tourism facilities, gas stations, parking lots, and markets. In particular, plots near key facilities such as the planned Emart Traders and the Digital Media Center are included, which is expected to attract interest from companies seeking strategic locations.
The sale will be conducted through a competitive bidding process using the Korea Asset Management Corporation's 'Onbid' system. The tourism facility sites can accommodate sports facilities, broadcasting and telecommunications facilities, office buildings, and accommodations, while the market sites can house large supermarkets or specialty stores.
In the vicinity of the district, the development of the 'Legal Town Public Housing District' (4,037 units) is progressing rapidly. The early opening of the GTX-C line (Deokjeong~Suwon) and the extension of Subway Line 8 to Uijeongbu are also underway. Expectations are rising for the future utilization plans of the Camp Stanley site, which is scheduled to be returned by US Forces Korea.
Additionally, accessibility to Seoul has been greatly improved with the opening of the Sejong-Pocheon Expressway (Guri~Anseong section) in January this year, further strengthening the area's location advantages.
