19-Story Office Building to Be Constructed Near Euljiro 3-ga Station
A 19-story office building will be constructed near Euljiro 3-ga Station on Subway Lines 2 and 3.
On the 18th, the Seoul Metropolitan Government announced that it held the 10th Urban Planning Committee meeting and approved the original plan for the 'Euljiro 3-ga Urban Maintenance-type Redevelopment Zone District 9 Maintenance Plan Amendment.'
The target site, located at 5-1 Euljiro 3-ga, Jung-gu, is situated between Euljiro 3-ga Station to the south and Cheonggyecheon Stream to the north. It was designated as a redevelopment zone in 2016 due to the concentration of old and deteriorated buildings.
Through this review, the main use of the site will be changed from residential and lodging facilities to office facilities, with a 19-story office building to be constructed. Neighborhood living facilities will be arranged up to the 2nd floor above ground, and especially on the 1st floor, facilities linked to open green spaces will be built. The floor area ratio was set at 1077% or less, and the height at 77 meters or less. The building density was increased by introducing open green spaces, reflecting eco-friendly standards, and providing infrastructure.
Additionally, the site will introduce the third open green space within the Euljiro 3-ga district to create a pedestrian environment connecting Euljiro and Cheonggyecheon. To improve the traffic environment around the site, land donations for road widening and partial land donations for parks within the Euljiro 3-ga district are also planned.
