In December, 60,000 apartment units will flood the nationwide pre-sale market, marking the highest volume this year. With the upcoming pre-sale of price ceiling system complexes in the Gangnam area next year, as well as major events like the general election and the Paris Olympics, it appears that all of this year's pre-sale units are being pushed out.
According to real estate research firm Realtoday on the 27th, 66 sites nationwide will offer 59,438 units (including pre-subscription and rental, excluding officetels, based on first-priority subscription) for pre-sale in December. This is the largest scale this year, expected to increase by about 82% compared to November (25,445 units).
Among these, the general pre-sale volume is 46,272 units, with 25,563 units (55.2%) in the metropolitan area and 20,709 units (44.8%) in provincial areas.
By city and province, Gyeonggi Province accounts for the largest share with 16,079 units (22 sites, 34.7%), followed by Incheon with 6,331 units (7 sites, 13.7%), Gwangju with 3,944 units (3 sites, 8.5%), and Seoul with 3,153 units (10 sites, 6.8%).
A Realtoday official explained, "Next year, major pre-sale complexes in Gangnam, such as Raemian Lebentus in Dogok-dong, Gangnam-gu, where the price ceiling system will be applied, are scheduled for pre-sale. With many issues like the National Assembly election and the Paris Olympics, many projects are aiming for pre-sale within this year. Even if some complexes fail to pre-sell, this year's volume will easily surpass the previous record."

Among them, 797 units with exclusive areas of 59 to 84㎡ will be offered to the general public. It is within walking distance of Dapsimni Station on Subway Line 5 and Sindap Station on Line 2. In Gyeonggi Province, 'Sosa Station Lotte Castle The Newel' in Sosabon-dong, Bucheon, will be supplied. The complex consists of 6 buildings from basement level 3 to 35 floors above ground, totaling 983 units ranging from 59 to 132㎡. It is within walking distance of Sosa Station, a transfer station between Subway Line 1 and the Seohae Line. In Incheon, subscription for 'Wanggil Station Royal Park City Prugio' in Wanggil-dong, Seo-gu, will be conducted. The complex consists of 15 buildings from basement level 2 to 29 floors above ground, totaling 1,500 units ranging from 59 to 99㎡. Additionally, 'Gagyeong I-Park Complex 6' in Cheongju, Chungbuk, and 'Dongrae Lotte Castle Signature' in Dongnae-gu, Busan, will begin pre-sale.
