Imun I-Park Xi Contract Holders Offered 'Safe Purchase Agreement' Enrollment

KAP Korea Asset Acquisition announced that it is currently enrolling contract holders of ‘Imun I-Park Xi,’ designated as a ‘Safe Complex,’ in the ‘Hedgehetji Safe Purchase Agreement’ program.
The ‘Hedgehetji Safe Purchase Agreement’ service, introduced by KAP Korea Asset Acquisition for the first time in Korea, is a purchase claim agreement that provides buyers with an additional option to recover their acquisition cost if they are unable to move into the apartment at the time of occupancy due to personal circumstances.
This service’s main feature is resolving future uncertainties by promising buyers in the pre-sale market?a leading real estate transaction market?that they can sell the apartment at the acquisition cost upon maturity after the apartment’s completion if they wish.
In particular, by entering into the ‘Hedgehetji Safe Purchase Agreement,’ contract holders are not obligated to move in but are given the option to sell at the acquisition cost at the time of occupancy (the saleable date after the resale restriction and mandatory residence period have passed). This allows contract holders to prepare for various risks such as market price declines, job changes, relocation, cash liquidity shortages, and other personal reasons, thereby reducing both psychological and economic burdens.
However, not all complexes offered for sale are eligible for the Safe Purchase Agreement. KAP Korea Asset Acquisition selects ‘Safe Complexes’ eligible for the Hedgehetji Safe Purchase Agreement through objective external perspectives such as financial institution IM, appraisal consulting reports after completion by appraisers, an evaluation model for the appropriateness of unit prices (selected by TIPS), and its own risk management committee. Prospective buyers should verify whether the apartment they intend to apply for is a ‘Safe Complex’ before applying.
Through this process, KAP Korea Asset Acquisition recently designated ‘Imun I-Park Xi,’ ‘Cheolsan Xi Briere,’ ‘Sangdo Prugio Clavenue,’ and ‘Hillstate e-Pyeonhansesang Munjeong’ as ‘Safe Complexes’ eligible for the Safe Purchase Agreement.
Among these, ‘Imun I-Park Xi’ is a complex developed in Imun-Hwigyeong New Town Zone 3, consisting of three residential complexes (Complexes 1, 2, and 3) with a total of 4,321 apartment units across 25 buildings ranging from six basement floors to a maximum of 41 floors above ground, and one officetel building with 594 units. In this sale, a total of 1,467 units with exclusive areas ranging from 20 to 102 square meters, excluding officetel, union members, and rental units, were offered to the general public.
This complex attracted attention for its double subway station accessibility, being located near Seoul Subway Line 1’s Hyehwa Station and within walking distance to Sinimun Station. Additionally, it is within walking distance of Imun Elementary School, Seokgwan Middle School, Seokgwan High School, Kyunghee Middle School, and Kyunghee High School, making it a safe commuting environment for children, which contributed to a competitive application ratio of 17.77 to 1 on average.
Contract holders of ‘Imun I-Park Xi,’ designated as a Safe Complex, can check the eligibility for the ‘Hedgehetji Safe Purchase Agreement’ by searching for their complex and unit number on the program’s website. After identity verification, the agreement process proceeds with confirmation of the expected purchase price, scheduled exercise date, review of the full terms and conditions, and payment of the handling fee.
The enrollment period for the ‘Safe Purchase Agreement’ is within 30 days after the official contract date, extendable up to a maximum of 120 days. Although enrollment can be extended up to 120 days depending on the policy of each complex, fees increase accordingly, so earlier enrollment is advantageous for contract holders.
In the future, KAP Korea Asset Acquisition plans to notify buyers who have signed the ‘Hedgehetji Safe Purchase Agreement’ 60, 30, and 15 days before the scheduled occupancy date regarding the exercise period. If the contract holder chooses to exercise the purchase claim within the 60-day exercise period before occupancy, the sales contract process will proceed, allowing them to sell at the confirmed acquisition cost by submitting and verifying the sale price, balcony extension fees, approved options, and receipts for acquisition and registration taxes.
