‘Pyeongtaek 1 District Redevelopment Project’ Maintenance Zone Designation Public Inspection/Announcement Ongoing, Official Notice Scheduled for Late July
According to Pyeongtaek City, the city announced that it is currently conducting public inspection and announcement regarding the "Pyeongtaek Urban Management Plan (Pyeongtaek District 1 Unit Planning Zone and Unit Planning) Decision (Amendment) (Draft)" related to the "Pyeongtaek District 1 Redevelopment Project."
This achievement was made about 100 days after conditionally passing the Urban Planning Committee review in early March, indicating that the action plan according to the conditions has been completed.
According to the public inspection and announcement notice, the process will last for 14 days and can be viewed at the Pyeongtaek City Urban Planning Division, Smart City Division, and Sinpyeong-dong Administrative Welfare Center. After the inspection period ends, it is expected that the designation of the maintenance zone and the announcement of the maintenance plan will be made around the end of July.
"Pyeongtaek District 1" is a general commercial area covering 33,814m2 around Pyeongtaek Station in Pyeongtaek-dong. Despite its symbolic significance representing Pyeongtaek, there have been concerns that the city's image has been damaged due to long-standing red-light districts and harmful businesses. Although the need for development has been consistently raised, a significant portion of the red-light district "Samri" is shared property with complex interests involved. Over the past 20 years, despite numerous attempts by various developers, the lack of understanding of the area's unique situation, insufficient project experience, and lack of execution capability have repeatedly led to failures.
A representative from BT Seungwon Development stated, "This public inspection and announcement is the result of actively accepting and reflecting the opinions of the review committee members, and we will continue to follow the formal procedures of the redevelopment project to ensure reliability and transparency." He added, "We will do our best to restore Pyeongtaek Station's former reputation as a key railway transportation hub connecting the southern metropolitan area and Chungcheong Province."

Pyeongtaek City has recently ranked first in "Brand Power" among local governments nationwide, emerging as a representative city of South Korea. This reflects expectations that the charm of a future global city will be further enhanced as the redevelopment projects of the original downtown, including the Pyeongtaek Station Plaza project, are in full swing. If the administrative procedures for the Pyeongtaek District 1 Redevelopment Project proceed smoothly, this area, the gateway to Pyeongtaek, is expected to transform into a mixed-use complex including officetels and approximately 2,000 premium apartments, harmonizing with Pyeongtaek Station Plaza to become a landmark of Pyeongtaek.
