Despite Market Cold Wave, Real Estate Near Guri Galmae District Draws 'Interest' - Byeollae Station Ziwell Estate Complex 1 & 2 Scheduled for August Move-in
- Despite recent real estate declines, sales prices in surrounding areas like Guri-si Galmae District are 'rising'
- Market sentiment boosted by upcoming opening of Byeollae Station Line 8 and steady population growth
Despite the recent real estate downturn, some promising areas in the Seoul metropolitan area continue to see price increases.
The northeastern region of Gyeonggi Province, including Guri City's Galmae district, is a prime example. According to KB Real Estate, a 99㎡ unit in the 'Guri Galmae Prugio Apartment' located in Galmae-dong, Guri City, was sold this month at a price 40 million KRW higher than the actual transaction price in January. Considering the recent trends in the real estate market, this is an unusual phenomenon.
The nearby real estate markets are also gradually gaining momentum. In April this year, the actual transaction price of an 84㎡ unit in 'Hanwha Dream Green The Star' located in Byeollae-dong, Namyangju, rose by 55 million KRW compared to February. Additionally, in the same month, the actual transaction price of an 84㎡ unit in 'Dasan Jayeon Lotte Castle' located in Dasan-dong increased by 24 million KRW compared to February.
What is the reason for the revitalization of the northeastern Gyeonggi market, including Guri Galmae district? Real estate experts are focusing on transportation development and population growth.
Extension of Subway Line 8, GTX-B, and Population Growth Are Key Drivers of Real Estate Value Increase
In fact, the subway Line 8 extension, the Byeollae Line, is scheduled to open near Galmae-dong, Guri. The Byeollae Line starts from Amsa Station in Seoul and includes six stations over a total distance of 12.9 km. If it opens as planned in June next year, commuting to major downtown areas in Seoul is expected to improve significantly.
Moreover, the Byeollae Line includes plans for the GTX-B line. Once the GTX-B line opens, rapid access will be possible not only to Seoul but also to major downtown areas in Incheon. Currently, the Gyeongchun Line operates on this route, and once the Line 8 extension and GTX-B line developments are completed, the area will become a 'triple station area' with access to three lines.
Population inflow is also steady. As of April this year, the population of Guri Galmae district and Namyangju's Byeollae and Dasan areas is approximately 380,000, a 17% increase compared to three years ago. This contrasts with the nationwide population decrease of 0.8% and the overall population growth rate of only 2% in Gyeonggi Province during the same period. Areas with active population inflow naturally see increased housing demand, leading to higher real estate values compared to other regions.
Real estate experts say, "At a time when population decline is evident, housing markets in areas with population growth can only maintain a positive atmosphere. Especially in the eastern Gyeonggi region, including Guri Galmae district, where transportation benefits such as the opening of Byeollae Station are expected, accessibility to Seoul is greatly improved, and abundant housing demand is anticipated, mainly from office workers commuting to Seoul."
Residential Office-Tel Within a 3-Minute Walk from Byeollae Station, Move-In Begins in August This Year
Meanwhile, move-ins are beginning in the vicinity of Byeollae New Town. The 'Byeollae Station Ziwell Estate 1 & 2 Complex' is a representative example, with move-ins scheduled to start in August this year. Located in the Galmae Residential District of Guri City, Gyeonggi Province, right next to Byeollae New Town, it consists of a total of 165 residential officetel units ranging from basement level 2 to ground level 10, each with an exclusive area of 84㎡.
'Byeollae Station Ziwell Estate 1 & 2 Complex' boasts a prime location just a 3-minute walk from Gyeongchun Line's Byeollae Station. Various bus routes heading toward Jamsil and Guri also pass near the complex, providing solid public transportation conditions. Additionally, the proximity to Gyeongchunbuk-ro, Galmae IC, Toegyewon IC, and the Seoul Metropolitan Area 1st Ring Expressway makes travel to Seoul and other cities convenient.
The living infrastructure is excellent. Large marts such as E-Mart Byeollae Branch are nearby, and Galmaecheon Stream, Hyupdong Park, and the Gyeongui Line Forest Trail are adjacent, offering pleasant recreational spaces. Furthermore, residents can enjoy a wide range of living amenities by sharing the commercial areas around Galmae Station and Byeollae Station.

Benefits from surrounding developments are also expected. The Guri Galmae Station area and the 3rd New Town Wangsuk District are representative examples. The Guri Galmae Station area is planned to have about 6400 apartment units and various infrastructures such as schools on approximately 240,000 pyeong of land. The Wangsuk District is planned to be a self-sufficient city with about 66,000 households on approximately 3.43 million pyeong of land, which is expected to further increase the value of the Galmae district in the future.
