Corporate Investment Sparks Local Real Estate Boom... Spotlight on 'ePyeonhansesang Tangjeong First Dream'
Recently, while the overall real estate market has been sluggish, areas with concentrated investments from leading domestic conglomerates such as Samsung continue to show active buying sentiment. This is interpreted as reflecting expectations that regional economic revitalization and employee housing demand will be significant in the future.
On March 15, the government announced plans to establish the world's largest semiconductor mega cluster spanning 7.1 million square meters in the Yongin area of Gyeonggi Province. To this end, Samsung Electronics plans to invest 300 trillion KRW by 2042, with this investment expected to generate employment for 1.6 million people and induce direct and indirect production effects worth 700 trillion KRW.
This momentum is expected to continue in Asan City, Chungcheongnam-do. As part of regional balanced development, Asan was selected as an extension of the recently announced semiconductor cluster policy in Yongin. Samsung plans to develop the Asan Samsung Display Plant area into the world's largest advanced display complex through a large-scale investment of approximately 5 trillion KRW. Currently, key facilities and equipment maintenance partners are located in this area, and it is anticipated that domestic and international companies moving in through this investment will create synergistic effects.
Additionally, Asan City is actively pursuing co-growth with foundational industries and display application industries, including applying for the Ministry of Trade, Industry and Energy’s “National Advanced Strategic Industry Specialized Complex” designation, which includes the ‘Asan Tangjeong Display City 1 and 2 Industrial Complexes’ for the creation of a display innovation cluster announced in February.
Among these, ‘e-Pyeonhansesang Tangjeong First Dream,’ currently being sold in the Asan Tangjeong district, is a well-located residential complex near the Asan Display City 1 and 2 Industrial Complexes, offering a convenient live-work environment. Asan Display City Phase 1 houses excellent companies including Samsung Display’s Asan Campuses 1 and 2, with approximately 16,617 employees as of the fourth quarter of 2022.
The complex also benefits from convenient transportation. Cheonan-Asan Station (KTX·SRT), Asan Station (Line 1·Janghang Line), and Tangjeong Station (Line 1) are all located within a 2 km radius. Using the KTX, it takes about 40 minutes to Seoul Station, and with the SRT, about 30 minutes to Suseo Station, enabling quick access to central Seoul. Various transportation networks such as the Dangjin?Cheonan Expressway and the Cheonan?Cheongju International Airport double-track railway project are planned to open, further improving accessibility.
Price competitiveness is also high. With the pre-sale price ceiling system applied, even including the total cost of balcony expansion construction, units with a net area of 84㎡ can be purchased in the low 400 million KRW range (excluding penthouses). Compared to the nearby ‘Handeul Mulbit City J-Well City Central Prugio Phase 2’ (occupied in January 2022), where the same size unit was traded for 710 million KRW in March this year, this represents a price set more than 300 million KRW lower.
Furthermore, under the government’s 1·3 real estate measures, the resale restriction period, previously three years, is expected to be reduced to one year, significantly lowering regulatory burdens. Currently, the project is accepting first-come, first-served contracts by unit designation, with sales closing soon.
Meanwhile, the complex supplied by the Chungcheongnam-do Development Corporation and DL E&C consortium is located in Block 2-A10 of the Asan Tangjeong District in Segyo-ri, Baebang-eup, Asan City, Chungcheongnam-do. It consists of 9 buildings ranging from 2 basement floors to a maximum of 29 floors above ground, with a total of 893 units of 84㎡ net area.
