Supply of 1,176 Households Nationwide in the Second Week of April... First Sale After Eased Resale Restrictions
With the amendment of the Enforcement Decree of the Housing Act easing restrictions on the resale of pre-sale rights, a total of 1,176 households nationwide will accept subscription applications next week. The resale restriction period for pre-sale rights is shortened from up to 10 years to 3 years in the metropolitan area, and from up to 4 years to 1 year in non-metropolitan areas. As this regulatory relaxation allows some apartments subject to the price ceiling system to resell pre-sale rights before moving in, attention is focused on whether it will have a positive impact on the pre-sale market.
According to Real Today, a real estate research firm, a total of 1,176 households (including officetels, excluding Happy Housing) will accept subscription applications at 7 locations nationwide in the second week of April.
In the metropolitan area, subscription applications will be accepted at 4 locations. In Hwaseong-si, Gyeonggi Province, first-priority subscription applications for Dongtan Parkrix will be accepted on the 11th. It consists of 44 buildings from basement level 2 to 20 floors above ground, with exclusive areas ranging from 74 to 110㎡, and among the total 2,063 households, 660 households (A55 block) excluding the first phase pre-sale units will be sold in the second phase. On the 12th, Paju Unjeong New Town Dietre Central (292 households), built in the Mokdong-dong area of Paju-si, Gyeonggi Province, will also be supplied. Additionally, subscriptions will be accepted at 2 other locations, including Seoul Unam W Contempo287 (14 units).
In the provinces, subscription applications will be accepted at 3 locations. On the 11th, first-priority subscription applications will be accepted for e-Pyeonhansesang Bongseon Celestige, built in the Bongseon-dong area of Nam-gu, Gwangju. It consists of 8 buildings from basement level 2 to 19 floors above ground, with exclusive areas ranging from 63 to 84㎡, and among the total 542 households, 176 households will be sold to the general public. Also, first-priority subscription applications will be held for Cheonan Bukcheonan Xi Forest (378 households) in Cheonan-si, Chungnam Province, among others.
