Despite the Sales Slump, 'ePyeonhan Sesang Jukjeon Premier Foret' Sees Contract Boom

- Real Estate Regulation Easing Drives Demand for Rare New Brand Complex in Yongin Suji-gu
‘ePyeonhansesang Jukjeon Premier Foret,’ supplied by DL Construction and Daelim Co., Ltd. in Suji-gu, Yongin-si, Gyeonggi Province, is attracting attention as it quickly sells out remaining units despite the sluggish sales market.
Currently conducting first-come, first-served contracts, the housing exhibition hall of ‘ePyeonhansesang Jukjeon Premier Foret’ continues to see visitors eager to secure contracts for their desired units. According to sales officials, demand is pouring in from across the country, including standby buyers who initially missed the subscription opportunity.
In fact, with the revision of the enforcement decree under the government’s 1.3 real estate measures, the resale restriction period will be reduced to six months, allowing resale from May this year. There is also no obligation for actual residence, which appears to have attracted high interest from nationwide buyers. Furthermore, contracts are possible for anyone aged 19 or older regardless of subscription savings account status, residence area restrictions, or homeownership, increasing interest from buyers who did not qualify for subscription.
Especially, the fact that this is a branded complex entering Suji-gu, where new apartment supply has been almost nonexistent, is another factor drawing attention from local buyers. According to Real Estate R114 data, about 85.82% of complexes in Suji-gu are aged over 10 years. In contrast, new apartment supply over the past three years (2020?2022) totaled only 524 units, and no complexes are scheduled for sale this year.
Since apartments within a 1km radius of the complex are mostly aged complexes over 10 years old, the area’s price competitiveness is high. The sale price of the complex is set at the mid-500 million to mid-600 million KRW range for an exclusive area of 84㎡. According to KB Real Estate market data, the sale price of ‘Saeteo Village Jukjeon Hillstate’ (occupied since June 2004) near the complex for an 84㎡ unit is 705 million KRW (as of February), allowing residents to live in a new apartment at a more reasonable price than a 20-year-old apartment.
Additionally, interim payment loans are available up to 60%, with additional guarantees allowing up to two loans per household. The property is exempt from acquisition tax and capital gains tax surcharges, reducing the tax burden.
A sales official stated, “With the easing of real estate regulations, not only actual demand but also investment demand is forming, and the housing exhibition hall is bustling daily with visitors seeking first-come, first-served contracts. Since it is uncertain when branded new apartments will be supplied in the area, more buyers are trying to secure their units through this opportunity, and we expect a quick sell-out.”
Meanwhile, ePyeonhansesang Jukjeon Premier Foret, supplied by DL Construction and Daelim Co., Ltd., will be developed with six apartment buildings ranging from three basement floors to a maximum of 20 floors above ground, totaling 430 units of 84㎡ exclusive area. As a private park special project, eco-friendly parks and auxiliary facilities will be built surrounding the complex.
