In the Heart of Seoul... 'Innersia Namsan' Office-tel with Triple Station Access Enjoying the Scarcity Value of Myeongdong Commercial Area
- Located in a triple station area including Chungmuro Station (Lines 3 & 4), Myeongdong Station (Line 4), and Euljiro 3-ga Station (Lines 2 & 3 transfer)
- From B3 to 15F, a total of 121 units with exclusive areas of 35~53㎡ featuring two-room specialized layouts, fully furnished, valet parking, and other popular amenities
Even in the cooled housing market, 'station-area' residential products remain steady sellers.
Last year, station-area apartments stood out in the subscription market. According to data from the Korea Real Estate Board's Subscription Home, the top 5 subscription competition rates in the metropolitan area last year were all station-area apartments. Among them, ‘Hillstate Prugio Suwon’ (canceled union units) in Maegyo-dong, Paldal-gu, Suwon-si, Gyeonggi-do, ranked first, with 1,865 applicants competing for 6 units in the first-priority subscription, recording an average competition rate of 310.8 to 1. This complex is within walking distance of Suwon Station, a transfer station for Seoul Metropolitan Subway Line 1 and the Suin-Bundang Line.
In May last year, the 'Sinseoldong Station Zairne' officetel in Sinseoldong, Dongdaemun-gu, Seoul, recorded a high competition rate of 42 to 1, with 3,988 applications for 95 units. This complex is an ultra-station-area complex located just a 1-minute walk from Sinseoldong Station on Seoul Subway Line 2.
In particular, the value of triple and quadruple station areas, where three or more lines are accessible, is significantly greater than that of single station areas. According to Naver Real Estate price data, the ‘Gongdeok Park Zai’ in Mapo-gu, Seoul, with an exclusive area of 84㎡, has a market price ranging from 1.67 billion to 1.8 billion KRW (as of January 30). This complex is a quadruple station area within walking distance of Gongdeok Station, which serves Line 6, Line 5, the Gyeongui-Jungang Line, and the Airport Railroad. On the other hand, the market price of ‘Yeomni Samsung Raemian’ 84㎡, a single station area complex near Daehung Station on Line 6, was about 300 million KRW lower, ranging from 1.37 billion to 1.5 billion KRW (as of January 30).
An industry insider explained, "Multi-station-area residential products offer greater convenience of movement and richer infrastructure facilities compared to single station areas, maintaining steady demand and popularity. Especially, their rarity means they experience smaller price drops during downturns and larger price increases during booms."
Meanwhile, the triple station-area officetel ‘Innersia Namsan’ is currently being sold in the Seoul Central Business District (CBD).
Innersia Namsan is being developed in Chungmuro 2-ga, Jung-gu, Seoul, with a total of 121 units ranging from 35 to 53㎡ across basement level 3 to 15 floors above ground. The number of units by type is ▲35㎡ 24 units ▲45㎡ 69 units ▲51㎡ 14 units ▲53㎡ 14 units.
