The preference for medium-to-large-sized floor plans (exclusive area over 85㎡) is becoming more pronounced in the local housing market. Compared to the metropolitan area, the difference in size and price between small-to-medium and medium-to-large units is not significant, leading to abundant demand for 'trading up' among local residents, and the supply of medium-to-large units is relatively low, making them highly scarce.
According to data from Real Estate R114, as of December last year, the average price difference per household between medium-to-large units (exclusive area over 85㎡) and small-to-medium units (exclusive area between 60㎡ and 85㎡) in other local areas (excluding the metropolitan area and metropolitan cities) was only about 171.43 million KRW. In comparison, the price difference between medium-to-large and small-to-medium units in the metropolitan area during the same period was approximately 438.5 million KRW, which is more than 2.5 times higher.
Moreover, the scarcity value is high due to the limited supply. According to Real Estate R114 data, over the past five years (2018?2022), medium-to-large units over 85㎡ accounted for only 11.66% (40,890 households) of the total supply (350,592 households) in other local areas. The remaining units were distributed as follows: 75.10% (263,298 households) for 60?85㎡ units and 12.85% (45,040 households) for units under 60㎡.
An expert stated, “The supply of medium-to-large apartments is significantly lower compared to small-to-medium apartments, making them highly valued in the housing market. Especially after COVID-19, the preference for spacious living areas that allow for versatile use has increased, further boosting the popularity of medium-to-large apartments.”
Amid this renewed attention on medium-to-large apartments, Kumho Construction’s ‘Gangneung Gyodong Kumho Eoullim Olympic Park’ is attracting attention by offering various specialized designs for medium-to-large floor plans.
‘Gangneung Gyodong Kumho Eoullim Olympic Park’ consists of 4 buildings, ranging from 2 basement floors to 20 above-ground floors, with a total of 346 units in exclusive areas of 84㎡ and 118㎡. The number of units by exclusive area is ▲84㎡A with 113 units ▲84㎡B with 132 units ▲118㎡ with 101 units.
The medium-to-large 118㎡ units feature a 4-bay, slab-type structure that provides excellent natural lighting and ventilation, and high space utilization for a comfortable living environment. Additionally, the 4-room layout includes an alpha room, a large dressing room, and a pantry, offering ample storage space, with luxurious finishing materials applied. The kitchen window is as wide as the living room window, enhancing lighting and ventilation. Furthermore, there are no high-rise buildings around the site, making it easy to secure sunlight and views.
Financial benefits are also provided. To reduce the financial burden on buyers, a fixed deposit system for the first payment and a 60% interest-free mid-payment benefit are offered. The sale price is also reasonable. The sale price for the 118㎡ units at ‘Gangneung Gyodong Kumho Eoullim Olympic Park’ is set between 600 million KRW and 660 million KRW.
