‘Mapo The Classy’ Captivates Buyers with Excellent Location and Reasonable Prices
Steep base interest rate hikes and rising pre-sale prices have dampened homebuyers' sentiment, intensifying the 'sorting out the wheat from the chaff' among demanders.
The current base interest rate stands at 3.25%, the highest level in 10 years since June 2012. The Bank of Korea, having implemented six consecutive rate hikes, has indicated that it will continue its monetary policy focused on inflation, suggesting further rate increases.
Pre-sale prices have also steadily risen. According to data from Real Estate 114, as of December 2021, the nationwide apartment pre-sale price per pyeong was 13.38 million KRW. However, by December 2022, the nationwide apartment pre-sale price per pyeong reached 21.69 million KRW, showing an approximately 62% increase in one year. Experts have stated that due to rising raw material costs and labor expenses, further increases in pre-sale prices are inevitable.
With both pre-sale prices and loan interest rates rising, the economic burden has increased, causing buyers' subscription sentiment to inevitably decline. According to Real Today, a real estate research firm, which reviewed data from the Subscription Home platform, the nationwide first-priority subscription competition rate as of December 7 last year averaged 8.5 to 1. This is less than half compared to the average first-priority competition rate of 19.1 in 2021, a real estate boom period. It marks a single-digit rate for the first time in eight years since 2014 (average 6.7).
However, even in the current frozen subscription market, some complexes have achieved full sales with high competition rates. The common factor among these complexes is a 'reasonable pre-sale price.'
‘Mapo The Classy,’ supplied in Ahyeon-dong, Mapo-gu, Seoul, in December last year, closed its first-priority subscription with an average competition rate of 19.4 to 1 and a highest competition rate of 154 to 1. The complex’s pre-sale prices were set at around 1 billion KRW for a 59㎡ exclusive area and 1.3 to 1.4 billion KRW for an 84㎡ exclusive area, which is cheaper compared to nearby complexes, raising expectations for capital gains.
An industry insider said, “It is natural that demanders focus on complexes with pre-sale prices lower than market prices,” adding, “Since interest rate hikes and pre-sale price increases are expected to continue this year, apartments with good locations and reasonable pre-sale prices may represent the right time for 'owning a home.'”
‘Mapo The Classy,’ located in Ahyeon New Town, Mapo-gu, Seoul, boasts excellent location conditions. The complex is within walking distance of Line 2’s Ewha Womans University Station and Ahyeon Station, as well as Line 5’s Aeogae Station. The complex, subject to the pre-sale price ceiling system, previously had a two-year mandatory residence period, but this obligation was abolished following the Ministry of Land, Infrastructure and Transport’s announcement of deregulation on the 3rd. As a result, residents can immediately rent out their units upon moving in.
Moreover, the resale restriction period, which was previously eight years, has been eased to one year due to the deregulation, and immediate resale is possible upon registration of ownership transfer.
