A Park Equivalent to 23 Soccer Fields in Front of Your Home, 'Asan Zai Grand Park' Offers Forest Zone Premium
Recently, apartment complexes introduced through the Private Park Special Project in the housing market have been gaining high popularity. The ‘Asan Xi Grand Park’ by GS Construction, launching in October in Asan-si, Chungnam, is also attracting attention from buyers even before its sale, as it is built under the Private Park Special Project.
In particular, Asan Xi Grand Park is an apartment complex developed alongside Yonghwa Sports Park (planned), the first private park special project in Asan-si. Compared to the supply price of around 306 million to 360 million KRW, the price has more than doubled. Additionally, the price per 3.3㎡ in this complex is 21.06 million KRW, which is 56% higher than the Uijeongbu-si average (13.48 million KRW), ranking it third among all complexes in Uijeongbu-si with units sized between over 60㎡ and up to 85㎡.
When it comes to complexes built through the Private Park Special Project, high premiums are also attached to the pre-sale rights of new complexes. According to the Ministry of Land, Infrastructure and Transport’s real transaction disclosure system, the pre-sale right for an 84㎡A unit in ‘Gangneung Gyodong Haneulchae Sky Park,’ supplied through the Private Park Special Project in Gangneung, Gangwon-do, was traded at 591.66 million KRW in April. Compared to the supply price of 401 million KRW in September last year, a premium of nearly 200 million KRW was added in less than a year.
A real estate official said, “Apartments developed through the Private Park Special Project are highly popular because residents can use the park as their front yard and enjoy unobstructed views. With social issues such as COVID-19 and fine dust increasing demand for forest-adjacent locations, the success of complexes launched through the Private Park Special Project is expected to continue in the second half of this year.”
As a beneficiary of the Private Park Special Project, Asan Xi Grand Park also enjoys the premium of Asan’s central living area in terms of transportation, education, and lifestyle. It is close to Onyang Oncheon Station on Subway Line 1 and KTX Cheonan-Asan Station, making access to Seoul and other metropolitan areas convenient. There are also abundant transportation benefits such as the planned Asan-Cheonan Expressway (Phase 1 of Dangjin-Cheonan Expressway), the planned Western Inland Expressway, and the planned Seohae Line double-track railway.
The child-rearing environment is also excellent. Walking to Yonghwa Elementary School, Onyang Middle School, Yonghwa Middle School, and Yonghwa High School is possible, and there are nearby academies and the Asan City Central Library.
