Despite Housing Market Slump, Branded Large Complexes Stand Out, Interest in ‘Dunsan The Sharp Eliph’ Rises ↑
Competition Rate of Over 1,000-Unit Brand Large Complexes at 18.72 to 1... Twice the National Average
As the housing market remains cautious, apartments with the keyword "large complex" from the top 10 construction company brands continue to attract strong interest from buyers. This preference is analyzed to be due to their price stability and favorable prospects for capital gains when the real estate market recovers.
According to data from the Korea Real Estate Board's Subscription Home, from January to September this year, there were a total of 24 large branded complexes with over 1,000 units nationwide, recruiting a total of 17,277 units (excluding special supply). These attracted 323,376 applicants, resulting in an average competition rate of 18.72 to 1. This is about twice the nationwide average competition rate of 9.57 to 1 for all apartments supplied during the same period.
In fact, the "Cheongju SK View Xi" supplied in June in Cheongju, Chungbuk, recorded an average competition rate of 20.22 to 1 with 10,979 subscription applications for 543 units (excluding special supply). Similarly, the "Hillstate Geomdan Well County," supplied in April in Seo-gu, Incheon, attracted 46,070 applicants for 575 units (excluding special supply), achieving an excellent average competition rate of 80.12 to 1.
Branded large complexes are also expected to have price stability and capital gains when the market recovers. According to the Ministry of Land, Infrastructure and Transport's real transaction disclosure system, an 84㎡ unit in "Cheongju The Sharp First Park" (with 1,112 units) located in Cheongju, Chungbuk, was traded for 510 million KRW in May, which is over 100 million KRW higher than the pre-sale right traded for 405.9 million KRW in April last year.
A real estate expert said, "As the market is sluggish, attention seems to be focused on relatively stable branded large complexes," adding, "Branded large complexes often lead local market prices, so expectations for capital gains when the market recovers are also high."
Interest in these branded large complex sales continues throughout the year.
"Dunsan The Sharp Eliph," launched this month by POSCO Construction and Gyeryong Construction Industry in Yongmun-dong, Seo-gu, Daejeon, is a large-scale complex with a total of 2,763 units, of which 1,935 units sized 48 to 84㎡ will be offered for general sale. The complex offers convenient education, transportation, and lifestyle facilities, making it one of the most preferred residential areas in Daejeon’s Dunsan living zone. It also boasts abundant natural environments such as Yudeungcheon Stream, attracting high interest from all generations, from young families with children to retired buyers.

A real estate official near the project site said, "Following the recent lifting of all real estate regulations in the Daejeon area, inquiries about purchases have somewhat increased. In particular, 5 to 6 calls per day are coming in about the Dunsan The Sharp Eliph in Yongmun 1, 2, and 3 districts, scheduled for sale in October. Most questions are about whether the sale is really happening this time, the sales schedule, and first-priority subscription conditions. Even though the housing market is cautious now, interest in prime locations and branded large complexes is inevitably high."
