Increased Interest in On-Site Commercial Spaces Amid Home-Around Consumption Growth, Supply of Neighborhood Facilities at ePyeonhansesang Geumbit Grand Maison
Recently, neighborhood shopping centers within residential complexes have been gaining renewed attention.
During the more than two years of the COVID-19 pandemic, people’s living radius significantly shrank, and with the rapid increase of one- to two-person households, the trend of ‘home-around consumption,’ where all daily needs can be met right in front of one’s home, has taken hold.

An industry insider stated, “As consumers’ lifestyles have recently changed, neighborhood shopping centers within residential complexes are being reappraised,” adding, “Interest in neighborhood shopping centers, which have a definite captive demand compared to mixed-use commercial complexes, is expected to continue.”
Meanwhile, this month, the ‘e-Pyeonhansesang Geumbit Grand Maison Neighborhood Living Facilities’ is scheduled to be launched in Geumgwang-dong, Jungwon-gu, Seongnam-si, Gyeonggi-do. It will consist of neighborhood shopping centers (6 blocks, 53 units) and neighborhood living facilities (1 block, 25 units), offering a total of 78 units, with 54 units available for general sale.
e-Pyeonhansesang Geumbit Grand Maison, which will begin occupancy in November, is a large-scale apartment complex with 39 buildings ranging from 7 basement floors to a maximum of 29 floors above ground, comprising 5,320 households with exclusive areas of 39 to 84 square meters, securing a substantial fixed demand of approximately 15,000 residents.
Additionally, it is close to Dandaeogeori Station on Subway Line 8 and located at the corner of Singudae Intersection, offering excellent visibility, exposure, and accessibility, which is expected to attract a large influx of foot traffic. It is designed as a front street-type with high visibility and openness to maximize customer attraction, and the neighborhood shopping centers are located along the roadside, allowing customers to easily see signs and store interiors while walking, facilitating the inflow of foot traffic. There are plans to specialize in lifestyle-oriented MDs that can increase dwell time.
In particular, the commercial area per household is about 0.4 square meters, which is low relative to the number of households, making it highly scarce. With a limited number of units supplied relative to the complex size, stable rental income can be expected.
Meanwhile, the neighborhood shopping centers of ‘e-Pyeonhansesang Geumbit Grand Maison Neighborhood Living Facilities’ will be offered through an online public competitive bidding process on September 26 (Monday) and 27 (Tuesday) from 10 a.m. to 3 p.m. for two days, and the neighborhood living facilities will be offered through an online public lottery on September 28 (Wednesday) from 10 a.m. to 3 p.m.
