Shinsegae Construction Begins First-Come, First-Served Contracts for 49-Story Landmark 'Billive Radiche' in Dalseo-gu
- 'Billibeu Radiche' rises as the tallest building in the area, attracting attention with its distinctiveness
- Enhancing brand value with top-tier options included
High-rise complexes are attracting the attention of buyers as they establish themselves as landmarks in the area and lead the surrounding market prices.
Under current laws, high-rise complexes consisting of buildings over 30 floors or taller than 120 meters were supplied for efficient land use, but recently they have solidified their position as local landmarks with outstanding exteriors. In particular, these complexes offer additional features such as expansive openness and excellent views, maximizing convenience and luxury.
Especially, high-rise residential facilities representing the region drive local market prices based on their high rarity and symbolic value. For example, ‘Yongho-dong W’ in Nam-gu, Busan (occupied in March 2018) has established itself as a landmark of Busan with 69 floors. At the time of occupancy, the actual transaction price was 1.0316 billion KRW, but recently it was traded for 2.6 billion KRW on January, reflecting a premium of over 1.6 billion KRW.
Areas densely populated with high-rise residential complexes are also popular in the sales market. For instance, Cheongnyangni in Seoul, which was previously undervalued, has seen a sharp increase in demand as high-rise residential mixed-use complexes have been consecutively launched. In fact, ‘Cheongnyangni Station Harrington Place (up to 40 floors)’, which was launched in April 2019, recorded an average first-priority subscription rate of 31.08 to 1, proving its popularity. Nearby complexes such as Cheongnyangni Station Hanyang Susian (up to 59 floors) and Cheongnyangni Station Lotte Castle SKY-L65 (up to 65 floors) have reshaped the skyline.
Meanwhile, Shinsegae Construction has begun first-come, first-served contracts for ‘Villiv Radice’, a complex with up to 49 floors, raising the skyline of Dalseo-gu, Daegu.
The complex differentiates itself not only with landmark-level exteriors but also through collaboration with luxury brands in its interior design. First, in the bathrooms, American premium bathroom brand KOHLER products are applied to sinks and faucets, and high-end bidet-integrated toilets are installed. Additionally, from bathtubs to walls and flooring, high-quality materials create an atmosphere similar to hotel bathrooms.
In the kitchen and bathrooms, various imported brands can be found, including the Italian luxury kitchen furniture brand ‘Binova’, premium sink brand ‘ARTINOX’, the German popular bathroom brand ‘GROHE’, and the Austrian furniture hardware brand ‘blum’, which were previously only seen in high-end residential products in areas like Gangnam.
Moreover, engineered stone, known for its durability and luxurious patterns, is applied to kitchen walls and countertops. Built-in Samsung Electronics products such as electric ovens, refrigerators, kimchi refrigerators, and dishwashers are planned. With premium options, imported high-end flooring and European large tiles for art walls will be applied in the living room and bedrooms. Eco-friendly wall panels and designed coffered ceilings will be installed on the sofa back wall and hallway, creating a comfortable yet luxurious atmosphere.
Especially, the complex is expected to gain further premium value due to its rich surrounding living infrastructure. Villiv is located near excellent wide-area road networks such as Bonlinegeori, Waryong-ro, Namdaegu IC, and Dalgubeol-daero. It is also a school district complex within walking distance of multiple educational facilities including Deokin Elementary School, Saebonri Middle School, Yedam School, and Bonri Library. Additionally, amenities such as swimming pools, tennis courts, E-Mart, medium to large hospitals, and government offices are concentrated nearby, promising high living satisfaction.
A sales official stated, “As Villiv Radice will be the tallest in the area, it possesses distinctiveness and uniqueness, and is expected to be recognized as a landmark in Dalseo-gu, Daegu. Not only the exterior but also various luxury brand finishing materials are applied inside, raising expectations for future premiums.”
