According to real estate research firm Realtoday on the 2nd, the total number of apartment units for sale nationwide, based on general sales, will reach 37,750 units by the end of this month after the Lunar New Year holiday. This is more than three times the 12,477 units in February last year.
Notably, more than half of the total, 21,788 units, will be in the metropolitan area. Gyeonggi Province leads with 14,667 units, followed by Incheon with 6,060 units, and Seoul with 1,061 units.
Attention is drawn to brand-name complexes with over 1,000 units. Starting with special supply on the 3rd, the sales schedule will begin with "Hillstate Monteroie" as the first project. Located in Cheoin-gu, Yongin-si, Gyeonggi Province, this large complex consists of 3,731 units, with the highest-priced units of 84㎡ type priced around 490 million KRW. Mid-term loans are also available. The lottery system ratio reaches 60% even for units 85㎡ or smaller. As it is in a non-regulated area of the metropolitan region, residents of Seoul and Gyeonggi Province, including those owning one home, can apply. The resale restriction is six months, there is no re-winning restriction, and there is no obligation for actual residence.
On the 7th, "Lux Ocean SK View" in Songdo, Incheon, will start sales. All 1,114 units are for general sale. The 84㎡ units are priced between 850 million and 900 million KRW, so the ability to secure funding should be considered. Since the sale price does not exceed 900 million KRW, about 700 units of the 84㎡ type are eligible for mid-term loans. However, the surrounding market price is around 1.2 billion KRW for 84㎡ units, so winning a unit could yield a capital gain of approximately 300 million KRW.
There are also complexes with affordable prices. "Hoban Summit" in Bibong District, Hwaseong, Gyeonggi Province, is a private sale complex with 84㎡ units priced around 380 million KRW. Mid-term loans are also facilitated. The complex has a total of 779 units, with 492 units allocated for special supply. The resale restriction lasts until ownership registration, and there is no obligation for actual residence. Special supply starts on the 7th, followed by first-priority applications on the 8th.

Pre-sale units will also be released. The Ministry of Land, Infrastructure and Transport plans to announce tenant recruitment for about 6,200 units by the end of this month, starting with 2,000 private pre-sale units on the 8th. Among the 3rd phase new towns, Namyangju Wangsuk 1 and 2 (1,100 units) and Incheon Gyeyang (300 units) are scheduled.
