Premium Brand Shining Even in Provinces... Interest in 'Hillstate Iksan'
The performance of branded apartments is prominent in the local pre-sale market. The preference for branded apartments from major construction companies, built on long-standing construction know-how, project stability, and high recognition, is spreading from the metropolitan area to local regions.
According to data from Real Estate 114, from January to April this year, a total of 17 branded complexes from the top 10 construction companies were pre-sold in local areas excluding the metropolitan area, comprising 7,797 units (excluding special supply). The number of first-priority subscription accounts attracted was 166,887, showing an average competition rate of 21.4 to 1.
In contrast, during the same period, non-branded complexes pre-sold in the same regions totaled 61 complexes with 21,507 units (excluding special supply), attracting 179,113 first-priority subscription accounts and recording an average competition rate of 8.33 to 1. The first-priority subscription competition rate for branded complexes is nearly three times higher.
The industry analyzes that this is because major construction companies, facing strengthened real estate regulations mainly in the metropolitan area, have increasingly entered the local pre-sale market, which is relatively free from such regulations. Additionally, as preference for a single well-chosen home increases even in local areas, demand is concentrating on branded apartments that can expect a brand premium.
Amid this, the supply of a ‘Hillstate’ branded complex in Iksan, Jeonbuk, is attracting attention. Hyundai Construction plans to pre-sell ‘Hillstate Iksan’ in June in the Iksan area of Jeollabuk-do. This complex consists of 6 buildings, ranging from 2 basement floors to a maximum of 29 floors above ground, with a total of 454 units sized between 59 and 126 square meters.
Hillstate Iksan is the first ‘Hillstate’ branded complex to be built in Iksan, Jeonbuk. The Hillstate brand ranked first in the ‘2020 Apartment Brand Power Survey’ announced by real estate research company Dr. Apartment in November last year. It received the highest evaluation in the overall ranking, which combines response rates in four categories: recognition, preference, brand value, and desired purchase brand, allowing expectations for a brand premium.
Excellent product quality matching the brand value can also be expected. First, the complex is mainly oriented southward, providing excellent lighting and sunlight rights. For units sized 59㎡, a master bedroom dressing room is applied, and for 84㎡ units (excluding some), a master bedroom dressing room, entrance pantry, and alpha room are included, offering ample storage space. Most units are designed with a 4Bay slab-type structure, facilitating ventilation and airflow. The 126㎡ units, designed as duplexes, include a master bedroom dressing room, entrance pantry, and terrace, allowing versatile space utilization.
Hyundai Construction’s specialized designs such as the ‘H Clean Entrance’ and built-in cleaner, as clean and fresh options (paid), provide a pleasant indoor environment. The ‘H Clean Entrance’ integrates the entrance, hallway storage, laundry room (auxiliary kitchen), and bathroom, enabling various functions such as clothing removal upon entry, guest reception, and large item storage all in one space.
Hyundai Construction’s H-Clean α 2.0 sterilizing clean ventilation system is also offered as a paid option to ensure comfortable indoor air quality. This patented system not only removes fine dust indoors at the level of an air purifier but also reduces airborne viruses and bacteria. It includes a controller for ventilation equipment that operates automatically depending on pollution sources (living room, kitchen, etc.) and an integrated sensor for TVOC, fine dust, and carbon dioxide, which are causes of sick house syndrome.
Community facilities will include a fitness center, indoor golf practice range, guest house, H i-Sup (indoor children’s playground), and a small library. Each unit will also have a storage room in the underground parking lot.
The location is excellent as well. Seonhwa-ro, which runs through downtown Iksan, is located right in front of the complex, allowing convenient access throughout Iksan.
