Seongyeon-myeon in Seosan-si Sees Surge in New Apartment Demand Due to Youth Influx... Yeongmu Construction Prepares to Launch 'Seosan Technovalley Yedaeum'
While the population of provincial cities is rapidly declining, there is one area that continues to grow steadily. This is Seongyeon-myeon in Seosan-si, Chungcheongnam-do, which is considered the leading contributor to Seosan-si's population increase.
According to resident registration population statistics from the Ministry of the Interior and Safety, the total population of Seongyeon-myeon in 2021 was recorded at 15,443. The population, which was only 5,310 in 2016, nearly tripled in four years. While the total population of Seosan-si increased by 4,862 from 170,788 in 2016 to 175,650 currently, Seongyeon-myeon led the city's overall population growth with an increase of 10,133.
Seongyeon-myeon is also attracting attention as an area where many young people live. The average age in Seongyeon-myeon is 34.7 years, which is 9.2 years younger than Seosan-si's average age of 43.9 years. Additionally, the population under 40 years old is 9,585, accounting for 62% of Seongyeon-myeon's total population. Furthermore, the population aged 0 to 5 is the second highest among the 15 eup, myeon, and dong in Seosan-si, following Seoknam-dong.
The continuous population growth centered on the younger generation in Seongyeon-myeon is attributed to the Seosan Techno Valley. About 60 companies have moved into Seosan Techno Valley over the past three years, with plans for new factory establishments and additional company recruitment within the year. The companies in Seosan Techno Valley provide quality jobs, attracting a large influx of young people from outside the area. Moreover, new apartments with good living environments are being occupied near Seosan Techno Valley, which is also cited as a reason for the population increase.
An industry insider said, "For population growth, not only jobs but also transportation, housing, and living infrastructure must be well developed. The sharp population increase in Seongyeon-myeon means that the area's value is rising significantly." He added, "In particular, Seongyeon-myeon is close not only to Seosan Techno Valley but also to various industrial complexes of different scales such as Seosan Auto Valley, Seosan Indus Valley, and Seongyeon Agricultural Industrial Complex, so demand for newly supplied apartments is expected to surge."
Amid this, Youngmoo Construction has announced that it will launch the 'Seosan Techno Valley Yedaeum,' a complex expected to absorb new housing demand in the Seosan-si area this May, drawing attention.
The complex will be located in Seosan-si, Chungcheongnam-do, consisting of 7 buildings ranging from one basement floor to a maximum of 25 floors above ground, with a total of 517 households. All units will be medium-small sized with a preferred exclusive area of 66㎡, favored by actual users. It will be the first private rental apartment in Seosan-si without monthly rent, allowing full lease use for up to 10 years. Notably, after the rental period ends, tenants will be able to convert their units into ownership at a reasonable price, benefiting from abundant demand for proximity to workplaces in the area.
The existing residential environment is also excellent. 'Seongyeon Elementary School' is within walking distance, and numerous commercial facilities are nearby. By car, it takes about 10 minutes to reach downtown Seosan, where residents can easily access various convenience facilities such as Lotte Mart, Seosan Dongbu Market, Seosan City Hall, and Seosan City Hall Annex. A stream flows adjacent to the complex, and there is a view of Seongwangsan Mountain, providing a pleasant living environment.
The area where Seosan Techno Valley Yedaeum is located hosts many industrial complexes, including Seosan Techno Valley, Seosan Auto Valley, Seosan Indus Valley, and Seongyeon Agricultural Industrial Complex. With continuous creation of quality jobs, a large influx of young people from nearby urban areas is expected, leading to rapid infrastructure development.
First, Seosan-si is about to complete the Seosan Techno Valley National Sports Center (planned) within the year, with a total project cost of 11.2 billion KRW. The National Sports Center (planned) will include a youth cultural center with a daycare center, swimming pool, gym, living culture center, and a small library. Discussions are also underway for a dedicated indoor gym for infants, a Seongyeoncheon walking trail, and the construction of a second campus for Seongyeon Elementary School. Recently, the expansion of a shuttle bus service between Techno Valley and downtown Seosan has also become visible.
