‘Gated Community House’ Resembling Apartments Captivates 3040 Generation

Detached housing products, once strongly associated with high-end homes for the upper class and country houses for seniors, are changing. With highly preferred small to medium-sized units featuring sophisticated interiors and designs, and supply areas moving closer to metropolitan city centers within commuting distance to Seoul, these residences are evolving into housing facilities that satisfy the 30s and 40s generations. Recently, cases of detached houses equipped with security and residential convenience systems similar to apartments have also been on the rise.
In fact, typical detached housing products often bring to mind so-called “Chairman’s houses” spanning up to 330 pyeong (approximately 1,090㎡) or quiet country houses located in remote outskirts. They are not particularly suitable for younger generations who prioritize rational consumption and have frequent social activities such as work.
For example, ‘Gate Hills’ in Seongbuk-gu, Seoul, was introduced with exclusive areas ranging from 343 to 455㎡ and a sale price of up to 30 million KRW per 3.3㎡, making it somewhat difficult for general buyers to purchase. The total sale price reached as high as 5.5 billion KRW. This was a significant difference compared to an apartment supplied in the same Seongbuk-gu area in 2008, where the sale price per 3.3㎡ was up to 15 million KRW.
On the other hand, more affordable products have mainly been located in suburban areas. These were preferred mostly by the 50s and 60s generations seeking a quiet life after retirement, and it seems that the 30s and 40s generations, for whom infrastructure such as business districts and educational facilities is important, found access somewhat burdensome.
Recently launched complexes are compensating for these weaknesses and enjoying broad demand from the 30s and 40s generations. There is an increasing number of cases offering small to medium-sized units with spacious living areas like detached houses, located in metropolitan city centers such as Gimpo and Paju, where Seoul commuting is possible. Residents can also enjoy the latest security systems like those in apartments and community life with neighbors.
‘Unyang Station Rapiano Phase 1,’ supplied in the Unyang district of Gimpo, recorded a maximum competition rate of 205 to 1 and sold out all units within three days. This complex added diverse spatial designs such as sunken spaces, basements, courtyards, and rooftop gardens to the highly preferred exclusive 84㎡ units, and combined excellent accessibility to Seoul, gaining high popularity among younger generations.
Last month, the 91A-16 type was sold for 840 million KRW, forming a high premium. Compared to the same type sold for 655 million KRW at the end of last year, the price rose by more than 100 million KRW in less than a year.
‘Cheongna Prugio Rapiano,’ which recently started pre-sale, is also expected to be introduced as a housing product that fits the lifestyle of the 30s and 40s generations. ‘Cheongna Prugio Rapiano’ will be supplied as a ‘Gated Community House’ combining apartments and houses. It will be fully equipped with various indoor and outdoor spaces that were difficult to apply in general multi-family housing, as well as systems for comfortable living such as Samsung Home IoT and Samsung Air Monitor.
There are a total of seven types, each featuring exclusive gardens, terraces, and rooftops that can be used as vegetable gardens, playgrounds, or home cafes. These spaces are provided as service areas, allowing residents to enjoy a larger actual usable area than the exclusive area (approximately 84㎡).
Nearby, within walking distance, are kindergartens, elementary, middle, and high schools, as well as Cheongna Lake Park and living infrastructure. The nearby Namcheongna IC and Seoincheon IC provide quick access to downtown Seoul and major metropolitan areas. Additionally, BRT and GRT stops are adjacent, and the third Yeonryuk Bridge is scheduled to open this year, with the extension of Line 7 set to begin construction next year.
New complexes are also being supplied in provincial city centers. In Sejong City, the administrative capital, block-type detached houses called ‘La Porte Sejong’ will be introduced. All units will have terrace spaces and gardens, allowing residents to enjoy a pleasant natural environment nearby. The complex will install 5-megapixel CCTV with CPTED (Crime Prevention Through Environmental Design), sensor-detected automatic brightness-adjusting security lights, LED lighting, and an integrated security system to provide residents with a comfortable and safe living environment.
Within walking distance are neighborhood living facilities, and a complex campus with kindergartens, elementary, middle, and high schools is planned on the southwest side of the complex, offering excellent educational environments. Additionally, Hanuri Boulevard, the internal circulation road, the outer ring road (scheduled for 2021), and BRT will enable fast access to major local and metropolitan areas.
