Recently, due to the government's real estate measures, interest that had been concentrated in the Seoul metropolitan area and major cities has shifted to nearby small and medium-sized cities as a result of regulations.
According to the Korea Real Estate Board, as of the third week of November, the apartment sales price index change rate in provincial areas rose by 0.32%, recording a higher figure compared to the Seoul metropolitan area (0.18%). As a result, expectations are rising for apartments in small and medium-sized cities in Gyeongnam, which are expected to benefit greatly from the balloon effect caused by the housing price surge. Furthermore, with Busan designated as a regulated area on the 20th, it is anticipated that demand seeking to avoid regulations will also be absorbed. In particular, Miryang is gaining popularity among investors due to major developments such as the establishment of the ‘Nano Convergence National Industrial Complex’.
A real estate official stated, “Due to government regulations and the surge in housing prices in nearby areas, contracts from investment demand are steadily emerging in complexes within Miryang, a nearby small city.” He added, “With the influx of people and overlapping development benefits, the value of real estate in Miryang is expected to rise further.”
Meanwhile, Daelim Industrial has introduced ‘e-Pyeonhansesang Miryang Nano Valley’ in Miryang, where expectations are high, attracting continuous inquiries from buyers.
The complex is being built in Miryang, where a nano convergence technology-centered industrial complex covering approximately 1.65 million square meters is under development.
