Approximately 18,000 Public Sale Apartments Nationwide to Be Supplied in Q4
Non-homeowners who dream of owning a home are expected to be busy moving until the end of this year. This is because nearly 18,000 public sale new apartments will be introduced nationwide, not only in the metropolitan area but also in Daejeon, Sejong, Busan, and other regions. Recently, public sale apartments have attracted attention from real demand buyers due to their competitiveness in terms of not only sale prices but also construction and location.
According to Korea Land and Housing Corporation (LH), a total of 25 public sale apartment complexes with 17,572 units will be supplied nationwide by the end of this year. This includes 1,676 units in Seoul, 9,876 units in Gyeonggi, 2,312 units in Incheon, and 1,116 units in Daejeon.
Public sale apartments enjoy high popularity in the sales market. One of the reasons for their popularity is that their sale prices are cheaper than nearby market prices or private sale apartments. Despite ongoing regulations, interest in public sale apartments is growing as apartment prices, especially in Seoul, have not dropped significantly. In particular, non-homeowner real demand buyers who need to secure a home tend to pay attention to public sales within speculative overheated districts where there are relatively many regulations but price benefits such as the price ceiling system can be obtained.
In fact, public sale apartments launched this year have shown high subscription popularity. For example, in March this year, Magok District 9 in Gangseo-gu, Seoul, recorded an average first-priority competition rate of 146.8 to 1. This complex was a public sale within a speculative overheated district, offering prices at about half the surrounding market price. Despite regulations such as a 10-year resale ban and a 5-year re-subscription restriction due to the overheated district status, the popularity is analyzed to be due to the focus on real demand buyers.
In the past, public sale apartments were perceived to be inferior to private sale apartments in terms of floor plans, finishing materials, and community facilities, but recently, as large construction companies have increasingly taken charge of construction, this image is also changing.
An industry official said, “Public sale apartments have reasonable sale prices compared to market prices and excellent locations, so they show high popularity every time they are sold. Since nearly 20,000 units of new public sale apartments will be introduced across various locations by the end of this year, real demand buyers dreaming of owning a home should check the subscription eligibility conditions.”
Among the public sale apartments soon to be launched, complexes involving large construction companies are attracting the interest of buyers.
Accordingly, the public sale apartment “Gapcheon1 Triple City Hillstate” is being sold in Block 1 of the Gapcheon District waterfront area in Daejeon. Special supply will start on Monday, October 19, followed by first-priority local subscription on Tuesday, October 20. The complex consists of 18 buildings from basement level 2 to ground level 20, with a total of 1,116 units ranging from 59 to 84 square meters of exclusive area.
Gapcheon1 Triple City Hillstate is located about 1.5 km from Yuseong Oncheon Station on Daejeon Subway Line 1, and is close to road networks such as Doandong-ro, National Route 32, and the Honam Expressway branch, allowing access throughout Daejeon and to other regions. Additionally, the Daejeon Subway Line 2 tram station, which circulates around the city, is scheduled to open in 2025, further improving transportation conditions.
The complex is adjacent to the Gapcheon Stream, offering a stream view, and park facilities such as Deolleki Neighborhood Park and Jageunnae Waterfront Park are within walking distance.
The complex is mainly arranged facing south to maximize the view of Gapcheon Stream. The interior features a 4Bay-centered floor plan with high ceilings to maximize openness, and provides storage spaces such as dressing rooms, pantries, and alpha rooms to enhance convenience. The subscription eligibility for Gapcheon1 Triple City Hillstate requires applicants to be heads of households without homes residing in Daejeon, Sejong, or Chungnam as of the date of the resident recruitment announcement. If the applicant or any household member has won a subscription within the past five years, subscription application is not allowed. Also, to qualify for first-priority subscription, applicants must have paid into a subscription savings account or comprehensive housing subscription savings for at least 24 months.
