In the Ultra-Low Interest Rate Era, Liquidity Flows into Income-Generating Real Estate... Attention Focused on 'Luwon City 2nd SK Leaders View' Officetel Sale
As the number of single- and two-person households increases significantly, various sectors of society are also changing accordingly. The real estate market is experiencing an unprecedented new atmosphere, with demand and prices for small residential products such as officetels soaring in response to changes in household composition.
According to Statistics Korea's "Special Future Household Projection," last year, single- and two-person households numbered 11.524 million, accounting for 57.3% of all households, exceeding half. Statistics Korea projects that this upward trend will continue, with single- and two-person households expected to reach 72.3% (16.121 million households) by 2047.
With the rapid increase in single-person households, small apartments and officetels that meet their housing needs are gaining immense popularity in the housing market. For example, a small apartment unit at "Jamsil Resentz" with a net area of 27.6㎡ was traded at a record high of 1.11 billion KRW on June 24. Officetels show a similar trend. An officetel launched in Yeouido in the same month attracted 3,890 applications for 210 units, resulting in an average competition ratio of 18.52 to 1, and was sold out within six days of the contract opening.
- Officetels resilient to zero interest rates and real estate regulations... attracting liquidity
Industry experts agree that the popularity of officetels is partly due to the increase in single-person households and their resilience to variables such as zero interest rates and real estate regulations.
In March, the Bank of Korea made a "big cut," lowering the base interest rate from 1.25% to 0.75%, ushering South Korea into an unprecedented zero interest rate era. Another rate cut to 0.5% in May prolonged this zero interest rate period, prompting investors to turn their attention to income-generating real estate, which offers higher and relatively stable returns compared to traditional financial products.
Additionally, the balloon effect of real estate regulations has further boosted popularity. While the government has implemented stringent measures such as the June 17 policy to stabilize housing prices, causing the apartment market to shrink, officetels are excluded from these regulations and thus enjoy a boom as a beneficiary.
Ultimately, liquidity funds from investors flow into income-generating real estate with "stability" that remains unshaken despite zero interest rates and real estate regulations. In particular, officetels allow for small-scale investments and offer higher returns compared to deposit and savings interest rates in the 0% range, maintaining strong demand.
A real estate expert said, "While low interest rates and regulations have recognized the stability of officetels, boosting their popularity, the rapidly increasing number of single- and two-person households consistently supports officetel demand, which is expected to continue growing. Especially, since about 60% of the officetel sale price can be financed through loans, and monthly rent exceeds the interest on loans, choosing a good location can yield more stable returns than banks."
- Large sums of investment flow into officetels in prime locations
Thanks to this situation, inquiries from investors about currently supplied officetels are pouring in. In particular, the "Luwon City 2nd SK Leaders View" officetel supplied by SK Construction in Seo-gu, Incheon, which includes officetels suitable for single- and two-person households, is attracting strong investor interest.
Located in blocks 5 and 6 of the Luwon City residential-commercial complex in Gajeong-dong, Seo-gu, Incheon, Luwon City 2nd SK Leaders View is a large-scale complex consisting of 10 buildings ranging from four basement floors to a maximum of 47 floors, including officetels, apartments, and neighborhood living facilities. Among them, the officetels offer 529 units with net areas of 22 and 32㎡.
As a large-scale complex, Luwon City 2nd SK Leaders View officetels provide easy access to various convenience facilities within the complex once neighborhood living facilities are established, and the Luwon City central commercial district is nearby, allowing most conveniences to be accessed within walking distance.
Excellent transportation conditions also attract attention. The Incheon Subway Line 2's Gajeong Station and Gajeong Jungang Market Station are accessible, and the Seoul Subway Line 7 extension's Seoknam Station is scheduled to open in 2021, making travel toward Seoul more convenient. Furthermore, around 2027, the Line 7 extension from Seoknam Station through Luwon City to Cheongna International City is expected to open, establishing a transportation hub representing the northwest region of Incheon.
Moreover, with the planned construction of the Luwon Complex Government Building, Luwon City is set to be developed as the central city of northwest Incheon, promising steady demand growth and infrastructure improvements. In addition to neighborhood living facilities within the complex, lifestyle infrastructure in Cheongna and Gajeong districts is also accessible nearby.
A fitness center, GX room, and other exclusive community facilities for residents will be established, and kitchen appliances, built-in wardrobes, and built-in furniture designed for user convenience will be provided to enhance space efficiency. Advanced home IoT systems that control home networks and devices via smartphones will be introduced in cooperation with SK Telecom. The use of regional heat sources for cooling, which reduces management fees, is another notable feature.
