As Real Estate Measures Pour In, Attention Turns to Regulation-Free Gangwon Region
To stabilize soaring apartment prices, the government announced a high-intensity real estate regulation policy (June 17 measures), and recently, 'non-regulated areas' have become a key keyword in the real estate market. Almost all areas in Seoul, Gyeonggi Province, and Chungcheong Province are subject to regulatory policies, making non-regulated areas attract significant attention from actual buyers and investors.
Gangwon Province is one of the areas not included in the 'June 17 measures.' Among the Gangwon region, Donghae City is expected to become the center of development for the East Coast area through the development of the East Coast Economic Free Zone (EFEZ) and the opening of the KTX Donghae Line. This is also why it is receiving strong interest from actual buyers and investors.
EFEZ refers to the Economic Free Zone where Gangwon Province is developing the East Coast area into the economic hub of the East Sea region by fostering advanced green material industries, global tourism and leisure industries, international logistics and business complexes, and international cities. In the Economic Free Zone, various regulations are relaxed to maximize corporate economic autonomy and investment inflow, actively attracting foreign investment. Among the development areas, the Bukpyeong International Complex Industrial Zone is being established around Songjeong-dong and Danbong-dong, and upon completion, it is expected to have a significant impact on securing residential and rental demand in nearby areas, mainly from workers in the industrial zone.
‘Koaru The Sky’ apartments are currently being sold in Ido-dong, which is emerging as a new residential center in Donghae City. Located at the heart of the large residential complex in Ido-dong with about 2,400 households, Koaru The Sky is a 'live-work proximity' apartment near the industrial complex, expected to secure stable demand.
