Expected GTX-B Songdo Station and Songdo Convensia Vicinity in KDI Preliminary Feasibility Report
Real estate in the Songdo area of Incheon is attracting attention due to the GTX line development. While transactions have slowed down amid the reduction of existing interest rates and real estate regulations in Seoul and the metropolitan area, a balloon effect on real estate in Songdo, Incheon, a non-regulated area in the metropolitan region, can be observed.
Songdo's only drawback was its low accessibility to Seoul, but with the GTX-B line passing the preliminary feasibility study, interest within Songdo is rising regarding the exact location of the GTX-B line station.
According to the KDI preliminary feasibility report passed in 2019, the distance between Incheon City Hall Station and Songdo Station on the GTX-B line has been changed from 9.88 km (2014 report/rejected) to 9.7 km, which is expected to bring the station about 180 meters closer to the Songdo Convensia intersection.
The report specifies that the GTX-B Songdo Station will be near Incheon National University Entrance Station, with plans for transfer to Incheon Subway Line 1 at that station. The route will pass through Convensia-daero, Bongjaesan, and Munhaksan, among other detailed specifics.
Based on these results, cautious forecasts suggest that the GTX-B Songdo Station will be located between Songdo Lotte Mart and Songdo Convensia.
The opening of the GTX is expected to further improve Seoul accessibility to Songdo Convensia, the center of Incheon's MICE industry.
Additionally, this area is planned to be developed into large-scale complex shopping districts by Lotte, Shinsegae, and E-Land, and with Songdo Central Park, a representative tourist attraction of Incheon, offering exotic scenery, it is expected to contribute to the influx of tourists to the Incheon area in the future.
Recently, a Ministry of Land official stated in response to a civil complaint, "Currently, detailed design is underway based on the 2019 KDI preliminary feasibility report."
As the GTX-B Songdo Station location moves closer to Songdo Convensia, the transaction volume and price per pyeong of existing apartments near Songdo Convensia, such as Songdo The Sharp First World, Xi Harbor View Phase 2, Daewoo Worldmark, and Poonglim I-One Phase 2, have been rising in January and February, continuously setting new sales records.
The current Songdo real estate market can be seen as a natural gap-filling trend between newly built GTX station-area apartments with high prices, such as Songdo The Sharp First Park and Central Prugio, and existing GTX station-area apartments like Songdo The Sharp First World, which had been left out of price increases. Residents are also showing interest in undervalued existing apartments with good locations.

Moreover, large-sized and mixed-use apartments like Songdo Global Campus Prugio, which had received relatively little attention, are gaining interest from residents due to re-evaluated transportation accessibility, convenience of living, steady migration demand driven by Songdo's prestigious school districts, and undervalued prices.
